Dear Residents:
Thank you for your support over the years. However, I need to come to you and re-present the overall financial state of our community. Due to the decline in membership, the common areas as well as the beautifully maintained front entrance are in danger of being eliminated. We had a real estate analysis done to determine how our property values would be impacted with the loss of our front entrance and recreation association. The loss of our common areas will result in a $25,000 - $30,000 dollar drop in our property values. During these economic times, we can ill afford to lose any element that will best maintain our investments. Our board is unable to pay debts as they come due, so we are forced to amend our current dues in an effort to increase support.
Changes for 2008 - 2009:
The homeowners association and board have unanimously agreed to the following amendments to membership:
- An additional emergency special assessment of $35 dollars from all who reside within the two communities to offset electric bills, landscaping, flyers/newsletters, insurance and plumbing costs which expenses otherwise would be incurred by the board from their own pockets; (due by November 30, 2008)
- A change in all Homeowner’s Association Dues for 2008 and 2009 effective October 31, 2008 – (Inclusive of all property amenities) to $150;
- A quarterly budget review will be sent to all members beginning January 2009, detailing all income, expenditures, debt, & special projects;
- A continuation of all newsletters, community alerts, COPS updates, and re-zoning via email and mail.
There are serious issues facing our community and we must unite to deal with them or we may find our pristine neighborhood no longer exists. As your president, I will do everything in my power to work for our neighborhood. Thank you in advance for your help and assistance in these matters.
