Park Place Activity Center Study Committee - Homeowner Advocate
Dear Neighbors,
This is an update on the citizen input meeting concerning redevelopment of Park Place area. Next meeting is March 15 (citizen input workshop).
Stop in for a few minutes between 1-9pm on Thur. March 15 at the Embassy Building, 1925 Glenn Club Drive, Stone Mtn. 30087
(behind the Best Western on East Park Place).
On Sat. March 17 a presentation of ideas will be held around 11am, same place.

JANUARY 29: Number of attendees: 50+
6:30-7pm A consultant presented slides outlining the process involved in
the Park Place and Hwy 78 changes. See below for a
summary of his presentation.
7-7:40pm Questions concerning Hwy 78 improvements and this study were answered.
Next we voted on a series of slides showing various styles of single family homes,
mulitple family homes (i.e. condos and townhomes), business
buildings, landscaping & street/sidewalk styles. Attendees voted whether each
felt a style was appropriate or inappropriate. The group voted
similarly on most items except for 2 or 3 styles. The largest disagreement was
concerning one or two type/styles of multi-family homes.
7:40-8:15pm Small Group discussions were held to list and discuss strengths, opportunities,
weaknesses, and threats of - or to - the Park Place Area & this project.
The following is a summary of the consultant's presentation:
Boundaries of Park Place Study Area:
West side - Dekalb border on 78,
East side - Stone Drive (Lowes)
North - Corinth Drive,
South - West Park Place near Pounds Dr. North
Demographics: Pop. 3,567 residents in 1370 households, median age 39; 13% are over 65 yrs.
Median income: $54066/yr, home value median $162,500 (72% owners)
Racial composition: 47% white, 23% African-Amer, 23% Asian, 8% Hispanic
445 Businesses, almost 6000 employed in the study area: 38% retail, 31% service jobs
Daily traffic average: 57,000 vehicles/ day on Hwy 78 in 2005
Issues: Changing demographics and economics (for example increase
in # of elderly in past 15 years, and increase in number of vacant shopping centers)
Traffic congestion - Improvements
To begin this spring through 2010: median will replace reversible lanes,
extending along 78 from East Park Pl. to 124 (Scenic Highway)
All traffic signals will be synchronized in this area.
This means in non-peak hours, one should be able to drive
all the way from East Park Pl. to Snellville without stopping at a
red light as long as one drives the speed limit.
Mobility Needs - more sidewalks, landscaping along 78
and in the Park Place area
Manage access and connectivity -
Where possible, 2 or more businesses will share one driveway
off 78 and parking lots will be joined.
A road (that already exists) will be lengthened to connect East Park
Place/Rockbridge Rd (at Best Buy & Cub Foods) with Davis Drive
(the street at the Frontera light, near Stone Mtn Toyota) to by-pass 78 on the south
Local residents will be able to drive along the rear of Hwy 78 businesses.
